Terms of Service

This service provides market analysis based on public data and AI technology. It does not constitute a real estate appraisal under the Real Estate Appraisal Act of Japan.

Article 1 (Definition of Service)

"RE:public" (hereinafter "the Service") is an information service operated by FW : all / for all willings / (hereinafter "the Company") that provides market analysis reports and AI consulting based on public data and AI technology to users considering condominium purchases.

The Service does not provide real estate appraisals under the Real Estate Appraisal Act, brokerage or agency services under the Real Estate Brokerage Act (宅地建物取引業法), or legal services as defined in Article 72 of the Attorney Act.

Article 2 (Services Provided)

The Service provides the following features:

  • Quick Check (Free): A basic analysis of price assessment and risk score based on property URL or manually entered data
  • Detailed Report (Paid, ¥500 per report): A comprehensive analysis report including estimated market price, discount range estimation, detailed risk assessment, negotiation strategy, and talking points
  • AI Consultant (Paid, ¥5,000/month): A chat-based real estate consultation service powered by AI technology. Includes individual consultation based on properties under consideration and report content, with up to 10 free detailed reports per month

Article 3 (Terms of Use)

  • Use of this Service requires agreement to these Terms of Service.
  • Use of paid services requires account registration (email address or Google account).
  • Quick Check is available without account registration.
  • Users under 18 years of age are not permitted to use this Service.

Article 4 (Nature of Information Provided)

  • The "estimated market price" provided by this Service is a reference value based on publicly available transaction data from MLIT's Real Estate Information Library, machine learning models, and listing history. It does not guarantee actual transaction prices.
  • Risk scores are calculated using the Company's proprietary algorithms and external APIs (such as MLIT hazard maps) and do not cover all possible risks.
  • Estimated discount ranges and negotiation strategies are reference information and do not guarantee negotiation outcomes.
  • AI Consultant responses are reference information based on AI technology and do not replace professional advice.

Article 5 (Disclaimer)

  • The Company assumes no liability for any damages arising from purchase decisions, negotiations, or other actions based on information provided by this Service.
  • The Company is not responsible for inaccuracies in analysis results caused by delays, omissions, or errors in external data sources.
  • The Company assumes no liability for any damages arising from actions based on AI Consultant responses.
  • The Company is not responsible for temporary service interruptions due to system maintenance, natural disasters, or communication failures.
  • For legal matters, please consult a licensed attorney. For professional real estate judgment, please consult a licensed real estate transaction specialist (宅地建物取引士).

Article 6 (Fees and Payment)

  • Detailed Report: ¥500 per report (tax included, flat rate for all properties)
  • AI Consultant: ¥5,000/month (tax included). Includes up to 10 free detailed reports per month
  • Payment is processed via credit card through Stripe (VISA, Mastercard, American Express, and JCB accepted).
  • Credit card information is not stored on our servers and is processed directly by Stripe.
  • Cancellations after payment completion are subject to the refund policy in Article 7.

Article 7 (Refund Policy)

Detailed Report (¥500)

  • Due to the nature of digital content, refunds are generally not accepted after report generation.
  • A full refund will be issued if a report fails to generate properly due to a system failure.

AI Consultant (¥5,000/month)

  • You may cancel at any time from your account page. Service remains available until the end of the cancellation month, and no charges will be incurred for subsequent months.
  • Pro-rated refunds are not available.

Article 8 (Accounts)

  • Users are fully responsible for managing their account information.
  • Transfer or lending of accounts to third parties is prohibited.
  • Users may delete their account at any time from their account page. All associated personal data will be promptly deleted upon account deletion.

Article 9 (Intellectual Property)

  • Copyright and other intellectual property rights related to this Service and its reports belong to the Company.
  • Users may use purchased reports for personal use only.

Article 10 (Prohibited Activities)

  • Resale or redistribution of reports to third parties
  • Fraudulent refund requests based on false information
  • Unauthorized use of the Service or access via automation tools (scraping, etc.)
  • Unauthorized use of other users' accounts
  • Actions that interfere with the operation of this Service
  • Actions that violate laws or public order and morals

Article 11 (Changes to Terms)

The Company may modify these Terms without user consent when deemed necessary. Modified Terms shall take effect upon posting on the Service.

Article 12 (Governing Law and Jurisdiction)

These Terms are governed by Japanese law. Any disputes arising in connection with these Terms shall be subject to the exclusive jurisdiction of the Tokyo District Court as the court of first instance.
